Zoning

Yes, building permits are required for all structures greater than 10ft by 12ft.

Building permits are also called land use permits.

Building permits have a few different purposes.

One purpose is for the zoning board to ensure all proposed structures are located within the proper highway setbacks and meet the ordinance guidelines with regards to the rear and side yards of the property.

Another purpose is notifying the town accessor that a change has been made.

This is important because the goal is for all properties in the town to be updated and receive equal assessments when compared to similar properties.

The annual tax statement for the property is a good place to locate the legal description of the property.

The Town of Kennan has a 5 acre minimum that any new or remaining parcels will need to be a minimum of 5 acres (Zoning Ordinance 11.04 (1)).

When looking into a possible land division, any buildings will need to be a minimum of 100 feet from the side and rear yards (property lines).

Many people request the help of a professional land surveyor for assistance when considering a land division.

A dwelling is defined as a building or portion thereof designed exclusively for residential occupancy, including one-family, two-family, and multi-family dwellings, but not including hotels, boarding houses, and lodging houses.
